Cracked Tile to Finished Work

A cracked marble tile at a high-end retail entrance isn’t just cosmetic — it’s a liability. When the facilities team at Saks Fifth Avenue reached out to us, the issue was a damaged marble tile at one of the store’s side entrances. The tile had developed a significant divot, and the underlying substrate had a void beneath it that was only going to get worse with foot traffic. In a space where every detail communicates luxury, a broken floor tile sends the wrong message.

What We Found

When we assessed the tile on-site, the damage went deeper than the surface crack. The marble had separated from the substrate below, leaving an open void that made the tile unstable. Left alone, it would have continued to deteriorate — and a full tile replacement on a marble floor like this isn’t cheap or quick. It often means sourcing matching stone, scheduling downtime, and coordinating with contractors. We knew we could handle this differently.

The Work We Did

We started by carefully injecting slow-cure epoxy into the void beneath the tile. Slow-cure is the right call here — it gives us the working time we need to ensure the epoxy fully fills the gap and bonds the tile back to the substrate before it sets. Rushing this step with a fast-setting product risks incomplete coverage, and you end up right back where you started in six months.

Once the epoxy cured and the tile was structurally sound again, we moved on to the surface work. We patched and color-matched the damaged area of the marble so the repair blends seamlessly with the surrounding floor. The goal is always the same: when we’re done, you shouldn’t be able to tell we were there.

The Result

The repaired tile is flush, stable, and visually consistent with the rest of the entrance floor. No tile replacement needed, no sourcing delays, no extended closures at a busy entrance. The work was completed on-site during business hours — exactly the kind of low-disruption repair that retail and commercial properties need.

The Takeaway for Property Managers

Marble is beautiful, but it’s not indestructible. Cracks and voids in stone flooring tend to get worse over time, especially in high-traffic areas like entrances. The longer you wait, the more likely you are to need a full replacement — which can cost several times more than a targeted restoration. A proactive approach catches these problems early and keeps your floors looking the way they should.
